Rat Infestation

We have moved into our home to find we have rats in the loft and it’s going to cost £4000 in order to get pest control to sort it.

We had a survey completed before we purchased and the surveyor did not pick up on this.

She has said the survey does not include biohazards of which rats include.

Is this correct as I feel the surveyor should have picked up on this?

    Check your local council website for pest control, mine deal with rats for £109 https://www.barnsley.gov.uk/services/pest-control/

    I’ve contacted the council who can put traps but pest control have said it should have been bought up when we had the survey so we could inform the vendor

    What signs would the surveyor have seen? What type of survey was it? How long ago did they inspect the property? 

    And, £4000? How have they arrived at that?

    What did the survey say about looking in the loft?

    If the surveyor didn't see rats when he looked - or couldn't look, and said so - then how do you expect the surveyor to have picked up on them?

    I presume you saw no sign when you viewed prior to offer. Did you look in the loft?

    4k, someone is blowing smoke up every hole you own.

    We have previously owned a house that had a serious rat infestation in the loft when we moved in. It took a couple of weeks and an occasional revisit to resolve and cost a couple of hundred tops. Suggest you get a local independent pest controller to take a look
