As soon as a judge sees that you asked for £10k and unable to prove the value they will say you have acted unreasonable
    Hold on...

He's not launching a court claim for £10k...

He wants £10k OR ELSE he'll launch a court claim demanding free staircase to 100% ownership...
Wow well spotted I didnt even think about that. Thats shocking, this post is either a wind up or the OP is delusional. Based in the replies they have given I dont hold much hope in them resolving this successfully.

Proof if any was needed that compensation culture is rife.
We get that you have been going through this process for 3 years, so you mustn't have pursued everything fully or you would have been in court ages ago.  I'd email the housing association again, tell them you want their final responses again and all the contact information for the Housing Ombudsman.  Then get that information, including your timescale of when you have reported issues what was done etc and go to the Housing Ombudsman, if what you are saying is true, then they will either award you the costs to fix it yourself or force the Housing Association to.
Suing people and over inflating claims to "get more" does nothing but make you seem like a bad person, whether you are or not is a different thing but it comes across badly.
