Searches did not show major development!!!

    I do not understand how Doozergirl can think this will not entail huge impact on our road during the build which will take several years.  
    I don't think you've told us exactly where your house is, but why do you think construction traffic will be coming down your road? You have seen the planning condition about the route for the traffic?

    Oh and the build is much less than 500M from our house, probably 250 to 300M away.
    The centre? One edge?

    BTW, the application you've linked to is one of the "fine detail" follow-ons. The 2015 one I linked to is the original master.

    The majority of construction traffic is not going to be coming through Longcliffe Road - it's going to be coming off Belton Lane. I'd be surprised if there's anything bar essential coming through the existing estate. Even without a planning condition, they ain't stupid.

    So I assume you're somewhere in that Longcliffe Road new-ish build development...?

    The current end of Longcliffe Road stops dead at an end that screams "something coming beyond here".

    There are no houses within 250-300m of that Belton Lane side of the site - there's the back of a golf course, the side of an NT property, an electricity substation, and farmland. The house that's nearest is right on 250m, and is behind a sewage farm the other side of the A607.

    The Gonerby Hill Foot estate the other side of the railway line is 370m at the very nearest to the corner of the dev site. But you can bet those fields north of there have got developers eyeing them once the fuss over this has died down a bit...

    Experience?  There's nothing to stop anyone applying for a planning application anywhere at any time.

    250 to 300 metres away from the edge isn't near.    Access will be from the major road,  developers have to produce construction plans.  If they're starting soon, it will be somewhere in the planning documents.

    I suspect they will be using the access road at the top of the plans rather than come trough residential.

    4.4. Construction vehicles will come via Belton Lane and not through Longcliffe Avenue in order to minimise any impacts on existing residents. This includes the development off Rosedale Drive which will be provided with a construction access across Running Furrows. This construction access will be left in situ to provide an emergency access once construction works have ended. A



    I wonder if searches don't check the full boundaries but maybe use the location reference of the plots?

    Was this development on the local plan?

    Thanks again for all your views. How I wish we had done more research into the area!  But we were so busy moving back to UK from France after working there for many years, selling in France, then selling in UK, I really believed that the searches we pay for would show anything proposed in the area. Lesson learnt!
    Our neighbours say everyone had several letters about this and they and our sellers signed a letter objecting to the development a few years ago.
    Thanks for pointing out the access will not be past our house so that at least is good news.

    I do actually feel for you here, if the previous owners were receiving letters about the development, (and even signed a letter opposed the development!!!) and still ticked the 'No' box for the question in post # 12, then imo you can rightly feel a bit aggrieved. But as has been pointed out on this forum many, many times, sellers aren't always honest, and those forms are pretty much worthless in the grand scheme of things. Neighbour disputes not declared etc etc.

    Like others on here, I am currently living next to a building site. The noise isn't too bad, the traffic is fine (the main entrance to the site is on the opposite side of the development to where I live). The main issue is when they are building close to my property, the radio is soooo loud I can hardly hear myself think. But the builders are all bigger than me, so I'm not gonna tell 'em to turn it off.

    I suspect the actual inconvenience to you will be minimal.

    If you check all the planning you may find the objection letter they contributed as they are made public.

    That would be proof they knew about it (not that you can do much)


    Depending how close the biggest issues tends to be in the summer when it is dry you can get a lot of dust if the wind is in the right direction.

    Not looked at what they are building but generally if a good mix and there is a new primary school it could enhance the area.
