Renting after bankruptcy

Hello everyone! 

I am looking for some advice regarding renting. Myself and my partner are looking to rent but while his credit score is pristine, mine isn’t so much.

I filed for bankruptcy in 2014 due to some money issues ( partly due to being naive and young and dumb) and was discharged in 2015. Since then I haven’t had any credit issues. I understand though that until this drops off my score I will 100% fail a credit check when referencing checks take place. 

My personal circumstances are that I earn 25k a year from my main job and an extra 3k a year from my second job. Between us we have 15k in saving that we were going to use for a house but we can’t get a decent mortgage the now due to myself being in flexi furlough. We could also provide a guarantor for renting as well if needed. 

I have read numerous articles talking about if I fail the credit check it doesn’t necessarily mean we will be denied as tenants. Though I’m just looking in some advice into how difficult it will be to obtain a tenancy. We would obviously be upfront with any landlord/ letting agents we talk with.

    Speak to the agents or find private rentals. It was a long time ago, you have two incomes I assume and it sounds like you could offer a bigger deposit, a guarantor, a few months up front etc. Good luck :)
  • Do you have references from previous tenancies to show you have paid your rent on time etc, or have you been living with your parents until now?

    I'm not sure if my experience is unique, but I have been renting for over 10 years and don't remember the last time a landlord did a credit check. They seem to be more keen on references from previous landlords, but then I have been renting predominantly via Spare Room/ Gumtree in the last few years so perhaps it's a more formal process going through letting agents. Either way, there will be options available for you, good luck!

    Had a tenant who declared bankruptcy, told me, always paid rent regular.  Think she was v careful as needed a home. 

    Explain your circumstances, calm, polite.  Suspect most agents will just say no but those with a little brain might well consider you.

    Your BR will fall of your credit report 6 years from application so your file should be clear
