    My sellers left me with:
    - all the rubbish they said they'd clear from front and back gardens and loft
    - leaky shower that literally caused it to rain through the ceiling downstairs
    - broken electric shower (shower box leaked)
    - water damage all over the floor in the bathroom (not a surprise given above)
    - a massive hole on the living room wall that was covered with a painting
    - VERY dangerous electric socket with exposed wires
    - Another electric socket that feeds from the above electric socket
    - broken electric fire
    - broken dishwasher and a washing machine that was mouldy throughout
    - every single freezer drawer is broken
    - laminate laid on top of rotting carpet
    - a door that had been punched through and the punch hole had been covered with a metal plate that said 'free beer' (?) not my decorative choice
    - two internal doors that were so poorly installed they did not close
    - mould all over a wall, hidden with a curtain.
    - woodlice EVERYWHERE - how do i get rid of them btw? does this mean the foundations of the house are rotting?
    - every single kitchen cabinet and draw is wonky in one way or the other

lots of these are problems that i wouldn't fall for now, as a first time buyer I was just waaay naive. I had a full survey that didn't pick up these either, but it did 'helpfully' pick up that the 10+ sockets in the kitchen aren't enough for a modern kitchen...

probably lots that I haven't even noticed yet.

What I did wish people did was to just leave a note for the move-in day that lists all the stuff they've hidden. At that point it doesn't make a difference to them but would've saved me from the tears of having water shower through the ceiling downstairs.
    😵😵😵

And with Covid you can't check much when viewing at the moment!

Upon viewing it was clear that the bathroom was a bit outdated and would need to be done, just didn't expect that it was in the state it was. I've since at least had a new bathroom so there's that. Also think the sellers were just insufferable townies, I am trying to take the moral high ground by thinking I'd never treat anyone, not even a stranger, in this way.
  • Our first property, completon was delayed due to their chain we had spent money on surveys mortgages etc.

House looked ok, hardly any smells etc on 2 vieiweings.

They let the cat smell out not just the carpets but the floorboards, it was hell.
    Smoke stains and smells
    took toilet roll holders
    took door bell.
    left damp and woodworm
if the car wee, changing carpets leaving fllor boards bare for two weeks to air was not bad enough
the loft was full of stinking mattresses and other rubshih.  Took three skips to clear out all carpets, underlay, some floorboards that would just not let go of the smell

solictor was useless - rather than strss we just concentrated on the house and our jobs.

The only good thing was we did the house up a lot quicker than anticipated

now we know better and this has benefited us.

The first one sounds bad, I got a cable for an old cylinder goping into the loft bare and exposed (it you turned it on!). Also an earth wire going into the loft and unconnected. A bedroom light not earthed (yes I check these things!).

The seconds however is fine. Nothing wrong with a spur. Should really be a single socket. Though I put a double in the loft in my previous place. Fine unless you try to run 2 electric heaters off it!

They eat rotting wood, so may be worth getting your flooring and joists checked.

The second socket that feeds off the first one is next to a radiator. I was told by a guy who did some work here - he was the one who noticed the first one was unsafe - that it's dangerous to have it next to a radiator and that when I get the electrician in they'll either have to remove or move it. I haven't admittedly gotten the electrician in as I've spent all my money on the bathroom and other things I noticed before. Just hope my house won't burn while I wait to have some extra cash

I see, however ther are no rules on distance to a radiator. if the wireing and socket are up to UK spec they should be ok to 70 degrees which your radiator is not going to be.

However it is common sense and it could well be too close. I would want  30 cm at least. (if not just putting in a better palce!).

Not been in my property long so plenty of time to find things. So far only found a couple of places covered in masking tape then painted over. Would have been easier to have filled it properly.
