When to view again before exchange?

Hello

I'm currently in the process of purchasing my first little house for me and my (not so) little dog. My question is around arranging a second viewing of the house - when people do this? and how is it arranged?

I initially viewed the once before making an offer but now that things are ostensibly moving along nicely (mortgage offer made with no surprises, legal enquiries are progressing) I'd like to go and view again so that I can start thinking about what order work will need to be done in, measurements etc. (the house is functional but definitely one of those that could use a little bit of cosmetic love). When would generally be the best time to do this? Just before exchange? After Homebuyers' Report? After the enquiries are completed?

And is this normally arranged via EA? Solicitor? Would it be bad form to contact the vendor directly? (The vendor did the viewing himself so I do have his contact, though in the interest of keeping it professional we've been content to let the Solicitors drive once we instructed)

I feel like there is a common sense answer to additional viewings in the grand timeline of a house purchase but it's just not clicking in my brain when! All opinions appreciated and many thanks in advance!

    After the homebuyers report, in case it mentions something that you can check out at the same time and also form your own view as to how serious it is. eg it mentions crack in a wall, you see its just a hairline crack in plaster.
    Normally id say arrange  via EA and make sure they know its for measuring as some sellers get conniptions when told the buyer wants to visit again but if the seller gave you their contact details them maybe just contact them directly. Remember my comments about measuring.
    No need to get the  solicitor involved !
    I was somewhat surprised I only had the one visit to my house (plus, to be fair a very long homebuyers survey visit) but lockdown possibly helped. Nothing bad to see but some buyers can take scare at the mildest thing.

  • Always sensible to have one final viewing just before you exchange (ie become legally obliged to purchase the house) just to make sure nothing material has changed with the house since you last viewed it.
