New build - Reservation appointment - Need tips/advise on haggling and upgrades

Hi all
A lovely house has become available on an estate we were looking at with with Bloor homes. We've been through the initial call with their independent mortgage advisor and been approved so we now have an appointment on Sunday at the sales office on the estate to reserve the house. This will be my first house purchase (partner has bought before) so i'm totally new to all this, especially the quirks of buying a new build.
I guess when we do the reservation on Sunday we will go through the house spec and what is included etc. Can anyone give me any tips or advise on how to haggle for incentives and extras/upgrades? Will the sales person be expecting me to do this? I know you can't add any extras or upgrades onto your mortage so I was going to lead with the line that I want to get the best possible spec house for the mortgage i've been given. We don't have a massive amount left over after the deposit and we'll need that to buy furnishings and a TV etc, but I don't wanna buy the house if it's going to be poorly spec'd and basic. Do I lead with that and see where it goes? Not a clue how to play it

There is no entitlement to freebies or extras, however going in armed with knowledge will help increase the likelihood of you getting some additional things, e.g. is it one of the last plots to go, is there a downside to it which may make it less desirable to others, e.g. north facing garden, near shared ownership. What have other plots sold for? What stage of development is the estate at, e.g. are the looking to get rid of the last few?
Essentially the higher the demand for the plot, the less likely they are to just throw free stuff in, as if you don't want to buy it, someone else will.

yeah I thought that might be the case! I have a feeling if we don't go for the plot someone will snap it up so I guess that doesn't give us much to play with. Really appreciate you taking the time to reply!0

It's all about how desperate they are to shift THAT plot on THAT dev. If they think there's a queue if you walk away, you'll not get much.
Remember you can either keep your existing furniture and tv or get second-hand ones for the short-term...1
