    Until you've accepted an offer on your own property you are not proceedable, so no right minded vendor would even consider accepting any offer.
    That's good to know. I think our naivety played a big part in this too. The house we're selling was the first property we ever got and we never had this issue because we were first-time buyers. I can now completely understand why our offer isn't being entertained. Just hoping now that they don't accept any other offers for the next week! Thanks, everyone for your posts.

    You need an accepted offer on your property before your offer will be accepted on another property.

    Be open and honest with the vendor. As the amount is next to nothing in the scheme of theing I'm sure they'd go for it.
