I have been quoted for an extension which works out as £2400m2.
Is this a reasonable price or is it excessive?

Depends on the spec - am sure our resident expert Doozer will be along to comment.
High spec £3k/sqm would not be unusual. Low spec the costs will be closer to £2k.No man is worth crawling on this earth.

The proposed size is also relevant. The bigger the space, the lower then sq.m rate.0

Prices per M2 are only a rough guide and vary in different areas, as well as with issues like access to site etc.

I've got zero detail to go on, but £2,400 is pretty normal for a modest sized single storey extension.There's an architect that we have a relationship with and she asked me how much I'd quoted a client. She was embarrassed because she had been telling people £1,000 a metre.In addition, material prices are rising at an exorbitant rate, which is a nightmare. Timber prices are 50% up on last year and it's happening across all sorts of building materials, along with poor availability of all sorts of random items.Covid/Brexit/Brexit/Covid, there's definitely something going on and prices will not be going down.Everything that is supposed to be in heaven is already here on earth.

It is circa £1500 here in Cornwall for a standard spec (if there is such a thing these days with people building phenomenal houses here). We have seen timber increase by 56% last year, another 12% since the start of this year and with supplier predictions of another 17-20% before the summer. Timber prices have rocketed and it isn't stopping. Crazy.
If you DIY you can reduce some costs but you need to be sure you can do what is needed.

The whole square metre method is quite rudimentary.
I normally advise my clients £2,000/sqm but then I have a long list of exclusions which should also be considered:- VAT
- Doors/windows
- Floor finishes
- Kitchen/utility supply and install
- Sanitaryware
- Refurbishment areas
