Empty flat for 2 months - rentability

We are selling a modern flat in a great location and i am hoping that in the next two months we will be able to exchange (1st of June but not before).
I have to pay the mortgage on this (previously BTL) and our rent so this is very expensive to say the least!!!
Do you have any ideas on what I could be doing in an unfurnished flat for 1.5 to 2 months? Any ideas which website to advertise or what kind i do?
I could possible put a table and some chairs. and a shelving unit at a push. I could also reconnect the internet.
thank you!

Can't you give notice on your rental, and move into this flat?
You don't need to make the flat habitable to sell.
Yes, full set-dressing might help the less imaginative viewer...
But empty properties sell more easily than badly-furnished, over-full ones. Just chucking one or two random pieces of cheap furniture in is pointless and probably counter-productive.
Why on earth would you reconnect broadband? Who's going to use it? Can't any viewers who want to google something desperately just use their mobile data?0 -
I think it's under offer, and the OP is now proposing to stick a tenant into it...2

If you get stuck with somebody who is 'playing the system' you could be very lucky to get your flat back on 1st June. IMO I think you just need to grin and bear it to be safe.

How do you think your buyers will react when they find you have moved someone in to their new flat.tostaky said:We are selling a modern flat in a great location and i am hoping that in the next two months we will be able to exchange (1st of June but not before).

Because I know what I'd do and it wouldn't involve exchanging contracts...

I was thinking of renting it per hour/day as a desk space or yoga studio, meeting room.

Would this not require a change of use with the council? Would your BTL mortgage allow you to use a residential property for commercial purposes (accepting that BTL is a commercial activity)tostaky said:I was thinking of renting it per hour/day as a desk space or yoga studio, meeting room.

I think the risks far outweigh the benefits for such short period of time.

Don't forget if you turn it into a business space to let out you will need to comply with insurance and fire safety for business premises.0

As it is a flat, I assume it is leasehold? If so, you have a landlord? In which case the landlord may not allow the kind of activities you want to take place. You should also get your landlord's approval if you are changing the use of your flat.0
