Will estate agent give valuation if you don't intend on moving?

You don't need to lie as such. You can ask an estate agent for his/her opinion on whether it's worth rebuilding your garage as you would like to recoup the cost when you sell. When you're asked if you're planning to sell now, you can truthfully say no, but you are seriously considering doing so in "the near future". That is sufficiently vague enough to get them to help you, without you feeling that you're stringing them along. After all, your plans may well change, especially if your valuation is better than you expected!
