Artex ceilings and flat renovation

OP, you can usually get Artex skimmed over if it is a shallow pattern. If it's got deep swirls and peaks, then it's not likely to be possible. As above, it's usually cheaper and easier,. We had our bedroom ceiling done like that and it was absolutely fine, although we later had it re-boarded. If your ceiling is in reasonable condition, I'd recommend you explore that option with your plasterer.
Probably a bit late now, but Asbestos was phased out in the mid 1980's so a property built in 93 should not have asbestos in the artex - obviously, if there were any cowboys involved, it could be different, but given the hallway was tested, I'd say 0% chance of any asbestos. We had asbestos in our living room ceiling, but we were fortunate enough to have some subsidence so the whole thing was taken out through insurance. They had the full 3 stage airlock, decontamination unit outside the house, and the whole room was sealed off. Would have cost a fortune had we been paying.

The date you should work to is coatings applied after the year 2000 shouldn't contain asbestos, before 2000 there is a possibility.JGB1955 said:I may be wrong, but understood that there has been no asbestos in Artex after the mid 1980s.. I have a 2 bed semi where every room is artexed. Personally it doesn't bother me but I know a lot of people don't like it
The living room ceiling needs some repairs done following a water leak from the bathroom above so this is a good opportunity to look at getting the artex removed or plastered over in at least some of the rooms depending on cost. Any idea what kind of quotes I should prepare myself for?1
