Hello. 

My husband and I have had an offer accepted on a leasehold property. Very early days. We haven’t seen a copy of the lease yet, but are aware of how long is left. 

On HM Land Registry, the property description says ‘(address), with garden ground, garage and bin store’. It’s a maisonette in a block of four. 

The other three properties on HM Land Registry just shows the address under the property description (whereas ours also states with garden ground, garage and bin store). 

Without seeing the lease I know it’s hard to know for sure, but...at the end of ‘our’ garden there are four sheds (small brick building split into four - assuming this is the ‘bin store’ and each of the four maisonettes has a numbered one). 

If, as per the property description, this is the bin store and it’s showing on the property description for our property, what are the chances that the bin store for all four maisonettes is on our land and owned by us?

 I’m guessing it may have been a mutual agreement by previous owner to have it on their land (of our potential property) and if that’s the case, I’d like to take them down - they don’t appear to be in use anyway.

Anyone have similar experience or any idea?

I was going to buy a copy of the leasehold online but turns out I need to apply by post so will just wait for solicitor to obtain a copy but in the meantime just wondered if anyone knew if it meant anything seeing as it’s mentioned in the description of our property but not in the description for the other three maisonettes in our block. Thank you.

    Minimal, I would have thought. Don't the other flats have gardens or garages? Doesn't sound an important point to be concerned about at this stage anyway.

    You would probably have to get the agreement of the freeholder to remove these brick structures. Even though they might be on land that forms part of the garden to your flat, it doesn't mean that you own the bin stores. 
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.
