    Impressive work! I didn't even clock this. Do you think things have changed since Jan in terms of the housing market? I'm wondering if perhaps the one that sold for £5055 over asking would go for even more now!
    It was a rush I needed to get the BBQ going.

    I did not check when it was first listed.
    It won't be Jan you need to think about when it went to offer probably late last year.

    Although relatively  a lot more and not the new build look and feel it felt better value but they squeeze in those 2 rooms and insulation would have needed investigation.

    Have you checked the origins of the one you are looking at for things like planning.
    Do you think you can cope with the garden?



    It's possible the one that sold on Jan was on the market for a couple of months. It's (historically) not a particularly popular area (though seems to have more attention at the moment if the EA are to be believed) so I've seen properties sit for months. The one I am looking at was completely rebuilt in 1999 and more recently has been refurbished, added insulation in the walls.

    The garden is perfect for me to be honest. I'm not much of a gardener but there's enough space to sit outside. In fact, the area is so green with beautiful walks so I'm surrounded by nature even if the garden is pretty small! Hope you enjoyed your BBQ!

    Got a bit of time to have a better look
    I assume you know the areas well
    not clear how you get to the garden area or how many steps, elevated position should help with sun.

    Looking for some comparisons.
    Expanding to 5 miles there is not a lot for sale on rightmove need to check the other portals.
    think it may be a case of going through  the asking to sold history  if someone wants to live in that village thats what thye have to buy.

    A little trick with the sold prices is the link includes the rightmove property number that you can insert into the a property link to see if the listing is still there.

    there is another 1bed detached in the same village(other side) that went for £4k over Sept last year
    a local agent has another property further up the same road(beyond google) cheaper but needs work.

    Just googled to look for planning  info and it seems a popular place from the hits.

    There is a handy map interface on the council site worth a look.
    (can PM a link if you can't find it)

    Can you get to the pub across the fields/camp site rather than going round the road even though not far?
    See they got planning permission for a micro brewery premises presumably to move the existing operation.


    I wonder if this small place it will attract holiday home people as you say a bit remote but with amenities and striking distance of Glasgow.

    So the house we viewed on Saturday...

    emailed today to place a note of interest, and got a call back to confirm this. 

    About 2hrs later I got a call to say that they’d had one offer and 5 notes of interest on the property all received today. 

    The owner had decided to accept the one offer rather than wait to even hear the 5 other offers. The estate agent said she thought this was unusual. I quizzed her as to how much the offer was over the home report value £235k (also the offers over figure) and she said that although she couldn’t tell me, when it ‘came out’ what they’d paid I wouldn’t be too disappointed as their offer was ‘wildly above’ anything either they or the seller had expected. 

    Seller decided to snap the offer up without even waiting on the other 5 offers in fear that this one offer would be withdrawn. 

    Back to the drawing board...

    Oh goodness! Well, I guess that's your answer...it would likely have been a lot more than you would put forward which is probably better than being £1,000 under the accepted offer. How do you feel? It will be interesting to know how much it went for when the price is published.

    I was telling myself all weekend not to get too hopeful, but then the other side of your brain has already started mapping out rooms and alterations to the house. 

    Estate agent said they reckon it’ll calm down once more houses come to market. It’s just a supply/demand thing at the moment and it’s resulting in overpayments that even they are sat thinking are insane and not logical.

    Unfortunately, I didn't get the house, nor did it go to a closing date. After 13 viewings, one offer was made that was 'very high'. The solicitor phoned me this morning and I put in the offer I'd settled on, but the other offer was accepted so it must have been significantly higher than the valuation. Disappointing but not much I can do, very similar position to @Capri84.

    Two more houses local to us that went on the market yesterday were already sold ‘stc’ by mid morning here... mental.
