selling flat with EWS1 B2 form - help?

So I have a flat which has been issued an EWS1 B2 form which apparently will not satisfy many lenders although they are looking at getting a government grant for remidial works
(I was renting the flat for a few years whilst renting elsewhere slightly bigger - I now have a family - recent new born and am looking to sell the flat and buy a bigger place)
I would really like to end tenancy and sell so I can use the money as deposit for new place however I feel like I may be stuck and am struggling right now 
As a further kick I have received a letter regarding State Aid De Minimis which implies I am only covered for a certain amount of the governement aid cost which seems ridiculous as I rent it out.
Any advice on how to move forward?
Worried about remidial works and not being able to sell for ages
Worries while I rent out I am losing money in tax and also worry about the minimal state aid and likely cost of remidiation.

    Guess what im asking is - anyone else in similar situation - what are the best options for selling (if any)?
  • If you have a look on Twitter there are other people in a similar situation on there, although unfortunately I don’t think there are any easy answers unless you can sell at a low price to a cash buyer who is willing to take the risk of a hefty bill.
