Bad survey and guzumption risk

We have had a bad survey on the property we are buying, and need to do further tests - at the same time the EA is saying that a previous buyer is offering exchange but the sellers rejected them as selling to us. I feel a bit stuck as we don't want to lose the sale but cannot just exchange before checking the issues out. I don't know if EA is telling the truth or just bullying. We have not been able to talk to EA about the extra tests yet because of lot of other things related to work and family, but will send something over the long weekend and can't share anything sooner even though I wish we could....

I'd just tell the EA you want further tests done. Regarding the other buyer: if it's a lie, you've just called their bluff. If it's the truth, they're not likely to automatically reject you without offering an ultimatum. At least then you can decide what to do. Personally speaking, if the report is quite bad I wouldn't be rushed into it...though it's hard as you're emotionally invested in the house by this point.
