Ideas on Flat Renovation

Hello all
I need your suggestions on renovating this Victorian conversion flat, pls see the floorplan below. We are a couple and we plan to have two proper double bedrooms so we can both comfortable work from home. So one of ideas is to convert the current reception room (in red) to double bedroom. And remove the walls between kitchen and small bedroom to convert that into a open plan kitchen. I have already checked and this is a stud wall, so it can be easily removed with permissions.
We are concerned if the property could decrease in value because of these renovations? Pls suggest other ideas too given our plan to have two double bedrooms. Thanks!
Btw the total floor space is 820 sq feet

    So you wouldn't have a living room?
    Wouldn't it make more sense to have 1 office space in a corner of the large living room and another in the small second bedroom?
    The 1st change I'd make there would be to swap the bathroom and the kitchen over so they make sense!

    Yes no separate living room. Open plan kitchen perhaps

    14'-odd would be ridiculously small for a kitchen-lounge-diner! The width of the lounge space would be narrower than that current kitchen!

    Would make more sense to put a kitchen in the lounge, although personally I think that room would also be too small for everything.

    Second option is to remove the wall between kitchen to enlarge the second bedroom. And then move the kitchen to current reception room to make an open plan living

    You could make the large reception into an open plan kitchen/living space and then knock through the kitchen and bedroom two to make a larger bedroom?

    Move the kitchen into the reception room
    Could the wall between the reception room & entrance hall be moved up a bit? There looks to be quite a bit of wasted space there. The bathroom wall could also move out a bit as well, so it lines up with the doorway into bedroom 2.

    Beware of having your kitchen in your living room if you are going to have a washing machine in there! 
    What is the issue with using the small bedroom as an office?  You seem to be looking at options that will just complicate the space.

    Yes, this is a good option, however, I am thinking how challenging would it be to get the permission to drill a hole in the structural side wall for extract fan outlet.

    small bedroom is too narrow to have all three: a bed, cupboard and a desk.
