Combine 2 houses into 1 title deed

I am wanting to combine two houses into one title deed. One house is fully paid off the other has £85,000 remaining. How do I combine the title deeds? One solicitor has said both houses need to be paid off in order to combine title deeds. Is there a way around this? As I don’t have £85,000 spare. Thank you for any advice.

What's your aim in making one title deed?My house has two, it doesn't bother me. The singular mortgage was based on the two titles.We've owned three houses like that now!Everything that is supposed to be in heaven is already here on earth.

You would need to involve your lender - who will want to move their charge to go against the entire property, because obviously they can't repossess part of a title.
Why do you need to combine the titles? Are you physically combining the houses? Again, that will need your lender's approval, for the same reason.

Combining properties will almost certainly require planning permission. Many councils discourage it strongly as it reduces the number of dwellings.
I don't see why your lender would be opposed to combining titles as long as a) you pay all the fees, which could be expensive and include another survery and b) whatever is happening to the building is legitimate and will not impair the value of their security. However, they may just have a policy of saying no to avoid complications.
You can try talking to the lender direct - they will have other solicitors on their panel.1 -
I am wanting to make alter internal walls, so it flows better as one house. I want to make one gas/electric, water, house insurance bill, as I’m paying two of each at the moment.0
