My neighbours have had an extension built on the back of there house and according to the plans should have had hidden guttering but it seems the builders built the lip of there garage about 2 inches over the boundery and then added 3-4 inches of guttering against it. They have recently submitted some more plans for some additional work and the plans does show there garage now over the boundery but it doesnt show the guttering.
Not sure what my options are with them. We are not on good terms and are worried about what this means when we come to sell our house.
Thanks

I would speak to your planning officer. He may decide to carry out an inspection."A nation's greatness is measured by how it treats its weakest members." ~ Mahatma Gandhi

do a google search for
<your council name> unauthorised building planning breach and see what contact info pops up and call them.
My council advice for a planning breach is in this link here on page 5 - your council may have something similar

You need to act soon (ie there is a 4 day bank holiday weekend looming where the builders may still be working some of it and the council will be closed)

The breach has occurred so there is no incentive for the builder or property owner to address it. Contact the planning department without delay.

It's not a planning breach! I mean it might be a small one but they could just reapply with the guttering overhanging. You can build in the queen's garden if you want. It's trespass. You really should have said something before they finished. It was an awkward conversation before they spent the money, now it's even more awkward. If you're going to do the tea and cake thing. I'd tell them that their builders have got it wrong, rather than them. It's essentially true. The builders have been lazy.Everything that is supposed to be in heaven is already here on earth.

According to the OP is should have been hidden guttering so somebody clearly got things wrong somewhere. Whether that was the builder not following the plans, or the owner deciding it would be easier and cheaper to have conventional guttering is unknown and unimportant. It needs to be corrected.
