    By law the estate agent selling the property must publish it.

    Oh really? I see it on listings but it wasn’t on the listing for my house! I’ll contact them tomorrow, thank you

    According to their other post, it's an ex-authority property.
    Mortgage started 2020, aiming to clear 31/12/2029.
  • They should be providing the EPC info. On some listings I see ‘due soon’. Ask the agent they should confirm either way. 
  • it's a con anyway, the house we are buying half the stuff is listed as assumed, it's a 1950s house they assume it's got no cavity insulation 🤣. they assume the loft insulation is poor.
    seems completely pointless to me, it costs what it costs to heat.

    Not sure if the EPC is a waste of time.
    All rental properties must now be at least E or better.
    They are also pushing for all rental properties to be C or better within the next 7 years and this will cost Landlords millions of pounds.
    Many local authorities and housing association properties don't meet the "E" rating never mind " C " rating.
    Green deal is a drop in the Ocean compared to what it will cost.

    When I was renting a flat in a pre-1880 building it was rated E. The flat upstairs was rated C (it was up for sale and I'm nosey). The only differences between the two reports was we had more low energy bulbs and we got marked down as very poor for the roof. They didn't because there's a flat above., even though their flat was the one above us...
    Also I think if a building can get a C despite having single glazing, few low energy bulbs and no wall insulation the whole system is a load of nonsense.
