Hello
We’re buying a new build 4 bed property. We have 4/5 months until completion.

I’m keen to know what budget people set aside for extras?

Didn't you try to to get extras thrown in?
Surely one person might spend thousands on something that another might spend hundreds on?2024 wins: *must start comping again!*0 -
Nothing thrown in sadly as bought off plan and very sought after property.
Just keen gauge the general spend on extras 😊0 -
Basically as much as much overpriced tat as the sales person can extract from you....3

I upgraded to ceramic floor tiles for kitchen and cloak room, main bathroom and en-suite bathroom. Luxury vinyl tiles for hall and lounge and then thickest carpet for rest of the house. Also got main bathroom fully tiled and shower and screen for that. Half tiled cloak room and en-suite. Upgraded kitchen cabinets, worktop, and fully integrated kitchen with dishwasher, washer/dryer, fridge/freezer and downlights. Other items were Cat 6 extension point from modem in hall cupboard to lounge, outside tap and double plug points.
Felt the upgrades were well worth it especially when I viewed my neighbours property which just had the base items included.
That's all I can remember for now but am pretty sure that's most of it. Hope that helps!0 -
£15k extras, £12k negotiated incentive (7k off extras, 5k deposit contibution which the lender was happy with)
Went for flooring separately though as the developer was overpricing (found the exact same make/model of Cormar carpet at a local carpet merchant for about 40% cheaper including fitting!)
Anecdotally, we paid for turf, but others on the estate didn't pay for turf but found the developer had turfed their gardens for free anyway! If only we'd known we could have saved £400 ish!1 -
“did include base level flooring“ eh, what does that mean, you paid to get the floors levelled?

Nothing but got carpets, blinds and curtains throughout and turf thrown in at the last minute.0

We are buying a 4 bed new build. We were lucky to get upgraded flooring, kitchen and bathroom stuff included. The only addition thing we have paid for is the fitted wardrobes in two of the bedrooms, £3000ish in total. We aren't getting the garden turfed (would have been £1500 extra), but we plan to sort that out ourselves once we have moved in.0
