    Made a similar thread, I live out near Whitley Bay but my in laws are looking to move up and everything around here is selling within a day
  • I was talking to a friend today about this being my biggest concern at the moment. I'm not worried about selling my own house, but the market where I'm looking to buy is pretty hot. 

    I was thinking about moving into rental, but the problem is that market is also really hot, and the finances don't really stack up.

    I would say it is cheaper in the long run than buying the wrong house at the wrong price due to a lack of choice.
    We looked for over 6 months for the right house, we would not have had that breathing space had we not decided to rent for a bit until the right house came up.

    My max budget is around £200k for a 3-4 bed detached but the only ones I tend to see are tiny gardens or really small sized houses, e.g 1,100 sq ft / 100 sqm.

    Honestly i've been looking into doing a self build - buying land and getting planning permission - if that can be done then i'll get WAY MORE house for the money.

    I would not bank on it unfortunately, average self build cost (unless you are a builder) is £1800 to £3000 per m2.
    We thought the same until we saw the costs.

    I live in the NE and since last summer houses on our estate are sold before they hit Rightmove or the for sale board goes up.  Plenty have come up and sold lately, but very very quickly.

    Friend of mine used to have a 3 bed detached at the top end of Felling, be curious to know if those areas are hitting 200k now (I believe he sold for roughly £145k back in 2015)
