    I was quoted £1-2k/sqm but told that the top end was more realistic.
    No man is worth crawling on this earth.

    So much to read, so little time.
  • You need to double that budget.
    Declutter and reconfigure the space you have.

    we are having a 5x3M extension built and its costing us £25K,  other quotes were well over £30K but this guy was happy for us to do some of the work to get it built within our budget.     
    £1000 a sq metre was being used as a guide 20 years ago when i built a house, realistically you have to look at £2000 now.   Our builder was approached by someone wanting a 6x6M extension and had seen this £1000 figure and said his budget was £30K so that should be plenty!!!!

    15k wouldnt be enough for the build let alone your new kitchen.
    Consider increasing your budget, a conservatory or summer house.

    I would knock kitchen & dining room into one.  Move kitchen units into dining room and lose window and door and just have double doors opening into garden

    What is 2m onto the kitchen going to win you?  Two or three units?  That's a very expensive few units.  
    Very good point, I hadn't thought of it that way.  I just fancied a new kitchen and with my mortgage fix coming to an end soon and low interest rates, I thought it could be a good time to build something.

    It seems there general opinion is to knock through into the dining room, so I'm more inclined to do that now.

    Also in my dining room is my gym, so I kind of wanted to keep it in there.  Although I do have a detached garage to the left of the photo that is around 5mx2.77m, so my gym could go in there.  It is currently 2m tall, am I right to think that it can have a maximum height of 2.5m?  It is just so I can insulate the floor with and get a warm roof installed.  Probably wouldn't be the max 2.5m height in the end.

    And thanks for everyone's replies, it has helped come to a decision.

    Block up the doorway between kitchen & living room. That gives you a bit more wall space at that end.
    Knock through some of the wall between living room & dining room.
