Struggling to buy in scotland

    I purchased in a different county to where I was renting, my friends and work.
    I am a single first time buyer with 200k to spend.

    I purchased in a different county to where I was renting, my friends and work.
    I am a single first time buyer with 200k to spend.

    Within a 5-10mile radius of G72 in Glasgow. 

    I'm in Scotland - and have just sold, being very surprised at how competitive the bidding was for our house. 

    However we were the same in the early 90s when our area was booming. At that time we also had to pay survey fees for every house we bid on. We kept losing out and became very disheartened. Eventually we bought new build, which gave us a fixed price. Is that a possibility for you?

    It absolutely is a possibility but the 200k new builds around here are atrocious, a terraced 2bed with literally 1 long room divided with a set of stairs to make a kitchen /
    lounge.

    OP, have you tried looking at Fixed Price properties? When we last bought 6 years ago in Edinburgh we also were not in position to get into bidding wars with offers well over valuation. (some were 20%+ over) Ended up purchasing off-market...friend of friend that was looking to put house on market...agreed a price 2% over home report which was doable, seller saved selling fees and we avoided bidding war...win-win.

    Not necessarily. The OP could have the same deposit amount and a higher LTV.

    What kind of property are you looking for as there are lots for less than £200k in Cambuslang alone. Extend that to a 10 mile radius and there are even more although you couldn’t pay me to live in Blantyre.

    130 odd properties within 5 miles of G72, all under £200k.

    Aside from it being a house, what else are you looking for?

    From that link posted above - here are a couple of new builds that offer more than you are saying:

    3 bedroom terraced house for sale in Graham Place, Bargeddie, G69 (rightmove.co.uk)
    3 bedroom semi-detached house for sale in Stepford Road, Glasgow, G33 (rightmove.co.uk)

    What you need to remember is that buying houses / cars / anything else expensive is always a compromise. You are juggling price, location, style, size. In a busy market where you can't afford to bid as high as other people that still applies, you may need to compromise more than you want to. Try listing features, prioritising them and starting from there to decide where you are most willing to compromise.

    Maybe you need to lower your expectations to what you can afford .
    I bought inEdinburgh last year  and had to go  16% over home report price with a closing date. There was one other similar bid but the fact I had sold and could proceed was in my favour.
    If there is strong demand then bids will be high.

    I was priced out not long after moving up here and extended my search into other counties and got something much nicer. It's not as if transport links are bad up here compared to where I moved from and I'm guessing Glasgow is just as reliable.

    OP will have to compromise on something, be it location or something else.
    Mortgage started 2020, aiming to clear 31/12/2029.
