We sold a 2 bed flat in the South East last year (not same situation) but in our experience :
We were 3rd floor and someone did question why service charge didn't include a lift (some naivety especially if they were FTB's used to renting and not knowing how much these things can cost).
We could provide a full service history for our boiler (only 3 years old)
We had all paperwork and guarantees to hand to show prospective buyers
Even in this climate, it makes sense to be there when you have people viewing a property (one of you at least). When we sold, we had 2 offers but multiple viewings. The offers we had were from people where one of us was present during a viewing (I understand people's reluctance however).
As a buyer, in my experience estate agents showing you round properties are next to useless. They are almost there to house sit the property during a viewing. All we got when we looked round was 'don't know, you'll have to send an email" to any questions we asked. Almost felt that we should take everything as we see it and not ask so many stupid questions on matters like cladding and leasehold etc.
The property we did put an offer on (which fell through on advice of our solicitor due to their concerns about the lease) had a sales rep present who could answer most of our questions off the top of their head.May you find your sister soon Helli.

You have already knocked 50k off the price it looks like, but this may not be enough if other flats are also discounting? Depends how badly you want to sell I suppose...0

My thoughts are that your flat is probably in one of the most popular locations in London / UK period. Dalston has been on the money since I lived nearby in 2010. Location wise for young adults you really cannot get much better. Obviously the nightlife and culture which attract people to move to Dalston is closed at present - however this hopefully won't be forever..... surely there will be a bounce back once this re-opens? I cannot predict the future however you will know via local Facebook groups, friends etc what is going on locally at present, are new businesses on the cusp of opening, are present businesses readying to open? Is the scene still relevant and cool? or is there an exodus? It's very hard to call; I think if I was in your position I would hedge my bets and hold out if the location is still where its at and relist later in the year because it will continue to be a popular area to move to and demand may outstrip supply again, however if needs must and you can afford to take the hit, then sometimes being able to move on with your life and your next chapter is worth more. Good luck in what you decide to do.0
