2 bedroom flat refurbishment cost

Can anyone give me a rough idea how much it would cost to refurbish a top floor 2 bedroom flat?

The dimensions are below and every room would need doing, with the kitchen/bathroom needing ripping out, carpeting, electrics rewired and herbal decorating. 

It would also require central heating installed with 5 radiators,  as it is currently holds storage heaters. 

I wouldn’t be doing any work myself so costs including labour would be much appreciated. 

I would like the quality to be in the middle range.

    That seems to be far too broad a questions for anyone to give any meaningful answer.  There are simple so many variables, for example will you just get the work done then move in, or work around living there as well?  Even that change will make material differences.

    According to certain daytime TV programmes, this type of complete refurb can be done for about the same as 2 pints of lager and a packet of crisps.  I'll bet my last hula hoop it costs substantially more than that.

    Just one thing, what exactly is
    herbal decorating.

  • I would allow a minimum of £20k if you want reasonable quality. Job-lot kitchen and bathroom will knock the price down but the trades are always going to be pricey.

    Can gas even be connected to the property?  A lot of flats simply don't have gas.  

    Can't comment at all on the price of renovating it without even a photo or an idea of what standard of finish you're expecting.

  • This is your second post asking a ridiculously vague question about this. If you want serious answers you need to be way more specific, with pictures and an idea of the spec you want.

    Is that where you grow a nice ornamental herb garden in the loft?  I think you'll struggle to get planning permission for that.  And even if you do, brace yourself for some pretty steep electricity bills :wink:

    What does "need doing" mean?
    Is it just redecorate & new carpet, or new trim & doors, fixing around new electrics, etc etc

    If you know what you want to do, you can price up the materials yourself.

    I could be way off but 'herbal decorating' could be that very expensive paint, that's environmental friendly, low / no toxins, natural ingredients and was used by a woman in one of the Sarah Beeny shows.

    I've budgeted £5k a room, including the hall in my room count, that will include rewiring, lime plaster, new ceilings, new shower room and very nice kitchen. Some rooms will cost less than £5k and the surplus will go into rooms which cost more than £5k, that's not including new GCH or windows as I'm undecided and me / OH doing some of the work.

    Was hoping for some advise on proposed plans for new building plot for 16 homes on field adjacent to 1970s cul-de-sac where I live. The field as been left for many many years as was considered green belt. And since 80s multiple development plans have been rejected by council because of this along with residents objections. However under new housing initiatives by government the land use has changed and to meet building quotas the council have now bought the land and submitted plans to build. Permission has not been sought but we have been made aware of what the initial plans will be. The issue I have is the right to access will be from our close from a busy main road. And from our small close two access roads will be made to the new development. Parking is already at times a problem looking at plans two parking spaces at top of cul de sac will be lost as well as at least three spaces on the road making room for new access points. We all have garages and there are some other parking bays but not enough for all residents and their cars / vans. The turning on to the close is a blind corner and we have had some near misses with traffic flow and over used street parking as it is. The hedge row / boundary between our estate and the next will be made good but multiple trees (no protection) will be lost. I am looking for advice on successfully opposing the council for their own building work, we would look at loss of amenities. I am also wanting to propose that the new estate has its own entrance on main road. All the multiple plans that have been put through over the years have always been access through our close. Can anyone help?

    Hmm, rough idea of bottom end:

    Kitchen £8k
    Bathroom £4k
    Electrics £3k
    Central heating £4k
    Decs 5k
    Carpets 2k

    Say £30k. But obviously you can spend a lot more.
