    33 years old is nothing. I'd say that kitchen has got another 15-20 even 25 years of life in it.

    I wouldn't waste any money, you'll never get it back. keep it in the bank.

    Same for the garage, why convert it? What if the future buyers have a car and want a place to keep it? You're going to spend money which you'll never get back on something that future buyers are just eventually going to rip apart to bring back a garage.

    Keep it in the bank.

    £9k isn't expensive for a kitchen. It's about what I would spend. Who cares if you only make back £2k of that, if you really think of it as 'making it back'. The joy is in the new kitchen, having something you chose that makes it nicer to live in. It might help future salability even if it doesn't add £9k to the sale price (which, it wouldn't). I didn't do mine on my latest house because I wouldn't be staying to get much enjoyment out of it / didn't want to live with the building work. If I had known I was staying even just 2 more years then I would have done it.

    There are times when you alter your house to make it more suitable for yourself - cost  is not relevant, not is whether you get that money back. Did you not budget for a new kitchen when you bought the house ?
