    100% there will be 2 year fixes in the mix. Just wait and watch. It will be too lucrative not to cover that base considering the demand.

    90% is currently around 3.3% and 95% is coming in at judy above 4%

    @johndoes67812 I doubt that would be the case tbh, at least in the initial months. The few 95% products that have been released are coming in at around 4% so while you *may* have some HSBC type high-fee gimmick rates I doubt they'd go all the way down to 3%.
    Having said that, there hasn't been a product released yet under the govt. mortgage guarantee scheme so there's that to wait for.

    85% LTV mortgages are only just coming under 3% so it is very unlikely that 90-95% will be around that figure. The few 95% products that have appeared so far are around the 4% mark.

    85% LTV mortgages are only just coming under 3% so it is very unlikely that 90-95% will be around that figure. The few 95% products that have appeared so far are around the 4% mark.
    I looked at the products available via the broker who I used for my last remortgage yesterday and they were showing a few 90% deals at around 3%, they probably had 20 products at 3.2% or below, but certainly not as many as there were say 18months ago.

    Can't see many 95% products coming in much lower than 4% though personally, but you never know.

    is a 2018 June one, as it’s not 3 years yet. 
    @lmj10 Their published criteria for the high LTV range is max one settled default between 13-36 months old for no more than £500. They lways do a very thorough job, so at 95% LTV you can expect them to go through your case with a fine toothcomb.
