New build timeline

Hi, we are first time buyers and are looking to purchase a new build bellway home. The development we are interested in have a phase built at the moment which is almost complete. We are interested in the second phase which we have just been informed will be happening however have no information regarding timescale, when building will begin or when a site plan will be released. There is no information online, this information has came from a bellway sales associate, who was only able to tell us that bellway have bought more land to build on in this development. 
If anyone has any similar experience and could tell us at the average stage/ time when building could possibly commence that would be extremely helpful. We would like to be moving at some point in 2022 and don’t want to hold our breathe for this development if it will be much later.

    It is impossible for anyone here to know Bellway's plans or timescales unless they happen to work (at a reasonably senior level) for the company.
  • If they have only just purchased the land it is very unlikely there would be any houses completed in 2022. Have they even got planning permission yet?

    OP, moneysavinghero is right - the first thing to do is to check the planning documents for the site - it could be the second phase has already got full planning consent.  Whether it has or hasn't could make a difference of around two or three years in the likely start date of construction.

    Even if Bellway have only just purchased the land it doesn't necessarily mean the planning process hasn't been completed.

    The planning documents should be available on the local council website.

    I am not expecting anybody to know bellway  timescales exactly. I am just asking generally if anyone who maybe purchased a new build and looked into it at a similar time as myself could share information. Thank you

    Our development of 19 houses, we first reserved August 2018, moved in Aug 2020... still building 4 houses  ..
    You can not compare one development to another

  • Thank you all for your input and reply’s. I have received information that date of entry will begin summer 2022 so must be likely that the planning process is underway or complete thank you. Was just hopping someone had been in a similar situation as I am a first time buyer and unsure

    The average time is 18 months but might be quicker if its a very large site.

    But a large site near me is only just getting close to completion and PP was delivered for that back in 2017. So it's a how long is a piece of string type of question.
