New bathroom in listed property

Our house is grade 2 listed and we are interested in turning a small dressing room at the end of our bedroom into an en suite. We have one other bathroom on the other side of the house. so I am not sure how it can be plumbed. Furthermore this house is "flying freehold" with a few inches of the dressing room in question hanging over our neighbours sitting room.

My question is, what should be my first step in the process of working out if this is possible? Should I speak to the conservation officer first of all? Or a plumber to get a proposed plan and then the conservation officer?

I haven't done any major work on this house before as I am sure you can tell.

    I would get a plumber in first to ensure what you want to do is possible and to get details of the route any pipes would take.  Then speak to the conservation officer to see if it's acceptable.  If you do it the other way round, the conservation officer may say yes in principle but will still need details before approving or rejecting the changes.
  • What are you planning to put in that en-suite?  Just a loo and a sink? Or shower/bath?  Will the floorboards support the weight of the extra items?

    Just a loo and sink. I am not sure if the floor would supoort, I would need to check, but hopefully for just those items.
