    Thanks everyone. 
    I know the market's very busy round here at the moment so I guess their fees will be higher currently. 

    I will get another 2 agents round after seeing this one tomorrow. 

    I struggle to know how good the agents are versus each other...

    And I hate bartering haha so guess this will be an interesting experience!

    Also ask for copies of their contracts - and read them before deciding. EAs contracts can vary a lot.

    And don't just read the contract on the basis of "what do I have to pay if they sell my house?". 
    Also consider, "what do I have to pay, and what are the implications, if they don't sell my house?"



    For example, what fees do I have to pay (and what notice to I have to give etc) if...
    • the EA doesn't sell my house, and I want to move to another EA?
    • I change my mind about selling (e.g. due to a changes in circumstances) before accepting an offer?
    • I change my mind about selling after accepting an offer?
    • I accept an offer, but the buyer later changes their mind about buying?
    • I decide to sell to a friend/family member privately, without involving the EA?

    I've seen some EA contracts where any one of those circumstances would mean a fee has to be paid to the EA. And I've also seen different EA contracts where no fees are payable in any of those circumstances.

    The three i got in were around 1.5% initially, i got the one i decided on down to 1.15% and went with them. They valued the house at 7.5% more than the other two (and my expectation) and I got about 7.5% more than i was expecting in the end.
    I could have gone with PB and "saved" £5k but then I'd have likely priced at my lower price and lost maybe £20k inc higher fees.
    Theres plenty of EAs around where i live managing to survive despite PB and similar with much lower fees.

    Check out their current listings and photographs. Do they write up each description individually or do they tweek generic descriptions?,  Is every other word great or fantasic? Decide if the listings offer unique selling points, emphasise access to local amenites relevant to the market they are aimiing at.eg nurseries and schools dor family houses transprt links local shopping parks etc If you had to purchase a property without viewing which one would you trust had told you enough for you to part with your money?

    Indeed. As I said in my last post, mine took much longer than 6 weeks to sell, but I was happy with them. My choice though. Not theirs.

    When you say busy what do you mean? If properties are selling fast it could be because there is ashortage.  Certainly that is the case where I am, listing levels are frustratingly  low. This means agents are fighting to get the business

    Yes it seems everything is selling pretty quickly currently and not many new houses coming back on yet.
