Conveyancing Reports

We are about to exchange on a house, but our solicitor has not provided us with any reports, is this normal?
I thought you get a report on the searches (and a copy of any searches)?

Yes. How can you decide to proceed/exchange without all the information about the property?
You say "about to Exchange"- what exactly does that mean? Tomorrow?
  • We should be exchanging before Friday this week, we are going into the solicitors to sign all the forms and pay our deposit today, but not received anything.  Will ask the solicitor while we are there, or maybe she will talk us through while we are there?

It took me 2 days to read through all the reports/ searches/ initial enquiry response (raised by my solicitor)
After reading through i had additional enquiries to raise myself, which then went back to the vendor to respond to.

Ask for the report now if you really are exchanging on friday as it will be pages and pages to things to read through and you might have enquiries yourself to raise
  • Thanks, will ask her for it today... I know the Solicitors are busy, but they must hand hold us a bit as we don't do this day in day out
Our last purchase (was a FTB) was 8 years  ago and I can't remember much of it, or maybe I chose to forget it?

Has the vendor responded fully to all the enquiries?

Just been to the Solicitors, she will send over this afternoon, she doesn't anticipate any questions as she's been very thorough, and she thinks 2-3 days will be enough to answer little things like "is the shelf being left or not?" type questions.
