Do I need a solicitor ?

To be honest even asking the question, indicates the OP does need a solicitor. It's like someone who has only the vaguest idea of how plumbing works, deciding to install their own boiler.1

Excellent. You've saved me a whole load of time. I'll not do the compulsory training I have seeing as it's not compulsory. I'll also get onto Lexcel and tell them not to bother with this years annual audit. I'll also start accepting funds from suspicious sources seeing as we aren't actually regulated. teachfast said:teachfast said:
Absolutely untrue. None of the training is compulsory or regulated. And you know it.TBagpuss said:
Actually, solicitors do undertake ongoing training. Most conveyancers are part of CQS which involves annual updating training and external exams. Solicitors need to be insured and insurers look very closely at their record of claims and complaints. Solicitors have to be audited annually. If they are members of Lexcel then they are also audited annually through that process.teachfast said:The fact that someone who qualified donkeys years ago and joined the regulatory authority then undertakes absolutely no training or checks on competence and still stay in it and practising is what is truly unfathomable.
And it's the reason they treat their clients with snooty disdain. Untouchable.
Far from being untouchable solicitors are one of the most highly regulated professions in the country, and in property law they are typically working under high pressure, with clients who want a bespoke, personal service but are only prepared to pay peanuts, and then wonder why they may not always get an instant response.
Of course you'll see lots of issues on this board - people don't, generally, come and post to say "I just moved house. My solicitors were great and everything went smoothly"
Why do I get the feeling you're the sort of client that expects an instant reply, yet sits on a document for weeks before returning it?And this sort of double-speak, smoke and mirrors is what infuriates and exasperates clients so much. You should be ashamed of yourselves but the arrogance prevents it.0 -

Hi @bellabella I am sure the "poster" @kyresa is referring to is not you, but is TF, many of whose posts show a disdain for conveyancers generally. I believe most conveyancers do their best, in what are presently difficult circumstances.bellabella said:
