I need some scaffolding

I have a conservatory that, the roof really needs changing. I've done all my due diligence and have whittled it down to what I believe is the best quote within my budget. The company is some distance away and the owner has agreed to my price but I have to arrange for scaffolding to be placed around the conservatory so his guys can work safely. The size of my conservatory is 3.5m x 2.5m, has anyone any idea what sort of costing I would pay to have the scaffolding in plce and is the price a fixed price or a daily/weekly rate. Thanks in advance

    If you arrange the scaffolding then you become responsible for its safety.  You'll get a 'ticket' when its first erected but you may also need to pay for weekly inspections.  If there is an accident then YOU will be investigated by HSE.  Will you be suitably insured for such a risk?

    Fixed price or a weekly rate is negotiable but don't forget you will have no direct control over the length of time the builders will need the scaffolding.  They will no doubt give you an estimate but you'll have no recourse if they end up needing it for longer.

    Frankly, I would not get involved with providing the scaffolding.  If the building company requires scaffolding then let them sort it out.  You wouldn't be expected to supply their tools so why supply the scaffolding?

    There may also be implications under the 2015 CDM regulations for domestic construction projects.  These requirements are normally handled by the contractor if it is a single contractor job and so do not impinge on the customer, but if you take on the responsibility for a significant part of the project, ie the scaffolding, then there is more red tape involved, probably for things about which you have little or no knowledge or experience (unsurprisingly).  More info here: https://www.hse.gov.uk/construction/areyou/domestic-client.htm

    In short, don't do it.  Insist that the builder supplies everything they need for the job.
