Your liability is not limited to your deposit once you exchange.The OP could do with resetting their boundaries with the agent, ghost them for a week or better still ask to view another house in a similar price range they have, tell them you've lost interest in the original one due to these issues. Time for the boot to go on the other foot I think.

As advised several times, the vendors' divorce is not your problem: I would advise as others have done and keep this as what it is: A business transaction and nothing else. Decide how much you are willing to pay for this house and tell the estate agent to send you details of other properties within that range; also advise them you will be looking at properties with other agents if they do not resolve these issues with their vendors. That is their job, for which they are paid handsomely; it is not yours.
I know it is difficult but it is also a learning experience. I suggest you make the most of it and do not blink first, as already mentioned. I wish you luck.1
