@bouicca21 I'm worried Hither Green will be a bit boring - there doesn't seem to really be a centre? Beckenham Palace Park is nice but it all feels very family / suburban, and I'm worried I'll feel a bit isolated if things don't work out with boyfriend. Penge I don't know very well...will investigate!

You can also look at Epsom, Sutton, Cheam, Wallington, Worcester park, Carshalton Ewell. They are quite nice, schools in Sutton, Wallington area. I would say if you prefer Croydon then it has to be South Croydon but please check the crime rate there and neighbourhood areas etc.1 -

Essential - good green spaces, a yoga studio nearby, nice cafes etc, nice community, somewhere that isn't too family-focused in case I end up single again (!), easy enough to get out of London and into London.
I'm not really a fan of places that feel suburban. Don't care about parking.Houses in London, in a nice area, near a station with a nice high street at 430k mark is pretty non existence im afraid.Beckenham is really lovely, hop on a train and explore the area, im sure you'll love the high street, im in my early 30s and love the area (i live in Hackney and somewhat a hipster!), my friend who is also buying fell in love with Beckenham too and is not as yummy mummy as you think0 -
Lots of stuff in your price range in the new blocks by Catford Station/Ladywell Fields, though I suspect those flats are like rabbit hutches.If the bit of Beckenham near Beckenham Place Park seems too suburban to you, then worth looking further west towards Clock House or more likely Penge. The further towards Bromley you go from Beckenham High Street the blander it gets (Bromley is super bland).I'm in two minds whether to suggest South Norwood. I've never been quite sure why I dislike it yet like Catford. If you can afford it, Crystal Palace might tick your boxes.

Depends what is classified as London and how much space you want in the house, that wasn't disclosed
£430k may just about get you a house in the Loughton area which ticks the boxes for green space, nice area but commuting isn't the best as it is in an outer zone.
All you can do really is visit the places yourself, a rubbish place to someone might seem OK to someone else.0 -

If by suburban they mean lack of retail or things to so, there is lots of cafe society on the east side of the central line in Epping and Loughton, Wanstead, Chigwell, Leytonstone. Whether the OP's budget stretches to a house in those areas is another matter.0

Lots of pubs and restaurants. Cinemas, nightclubs, department stores and upmarket supermarkets. Great schools.Trains to central London. Buses to Heathrow. Inside the Oystercard zone. Might get maisonette or flat within your budget.
The town centre's surrounded by more residential areas. Most are more pricey, except New Malden and Chessington. New Malden's more villagey leafier, easier to park, got a Waitrose, several big stores and a bit more affordable.
Lively borough, affluent, low crime.
Like a lot of south London, not near the underground, but fast trains to Waterloo until the small hours.There is no honour to be had in not knowing a thing that can be known - Danny Baker0 -

East London gets thrown around a lot on this forum as it is "cheap" but as you have 430k then you can afford to look outside of East London, esp if you dont want to be in the surburbs where the nicer parts of E London tend to beThis one is Finsbury park (2 stops from bf!) Very fantasic location.Turnpike lane, picadilly line (6 stops ti kings cross) and has a communal garden.This one green lanes (overground/ walkable to picadilly line) with a garden.All the above is N London, with good transport links so family/friends can easily visit if you're keen on staying in London.2
