Sellers agent refusing to deal with my agent

    TBH, the seller's EA will simply want to get transaction completed as quickly and easily as possible - so that they get their fee (assuming they are paid on completion).

    I guess the seller's EA sees your agent as an obstacle. Maybe take a step back and assess whether it's the seller's EA  or your buying agent who's causing the problem.

    Presumably your buying agent is a property professional who's suitably experienced in the role - as opposed to somebody who's trying their hand at it.

    If you've complete confidence in your buying agent, I guess you just have to stand firm, and refuse to deal with the seller's EA yourself.

    Yet you have time to post and reply here but not to send the selling agent a couple of linesby email, i.e. my reduced offer is xxxxx, take it or leave it...

    It's very simple: you just tell the vendor's EA that unless he accepts your written instructions to deal exclusively with your appointed agent, then you are withdrawing your offer for the property. End of.
    Though, as above, how you cannot find 5 minutes to deal with this ourself is beyond my understanding.
    No free lunch, and no free laptop ;)

    Has probate been granted?
    If not, the sale won't happen anyway till it is, and that might be in a week, a month or a year......
    If yes, the Will is a matter of public record at the Probate Office here. That will tell you who the Executers are.
