    My advice would be to instruct your own solicitor to act for you in this purchase, who will review the draft contract papers supplied by the seller's solicitor.  Your solicitor will then be in a position to advise you exactly what you are buying.

    The EA works on behalf of the seller and they do not get involved in legal work, so they are not going to understand the situation any more than you do.

    There are a lot of conveyancing firms which offer a no completion, no fee deal, so you won't have spent any money up to this point.  Make sure you instruct them not to order searches before they've reviewed the draft papers.
