It's just another step in the process. The sooner it's signed/returned, the sooner it's ticked off the list. Same with the contract too. Sign and return to your solicitor asap.In both cases, if the purchase were to fall through the documents would be returned to you, or shredded or filed/whatever. No problems.'The mortgage deed...blah blah... creates a charge in favour of your lender to protect their security'.As explained, the Charge is registered against the property with the Land Registry once your name is registered as owner. If you don't become the owner, the Charge won't be registered as you won't have a mortgage.
