Can I claim back cost from seller

Options
Purchased a new renovated bungalow,  everything when we'll - exchange was smooth. 6 months after we moved-in a wall tile dropped (luckily the bathroom wasn't occupied) and then we started noticing cracks between the tiles. Not long after, we started feeling wobbly/bouncy wall tiles when the wall is leaned on. 2 tiles came down 2 weeks ago and we have to get someone in to quote for repairs. Turns out the whole bathroom wall & floor tiles need doing again. We are are looking at £4000 for cost.
I feel the seller should somehow pay for part if not all of the cost of repair. I need advice please as am fuming up right now.....

No chance unless it was covered by some sort of building warranty.

Wasn't it picked up in your survey?

What does your survey report say about it? More likely to claim against surveyor than the owner.   And by more likely i mean you still have pretty much zero chance of claiming.

Unless the renovations included the wall and floor tiles and came with a transferable warranty you are on your own...
The most you could reasonably ask the seller is who did the work and was there a warranty.
They have no obligation to respond but if you ask nicely they may point you in the right direction.
Otherwise you had ample opportunity to inspect the property before purchase, that was the time to notice and negotiate over any defects.
Very difficult to take it further than that unless you can clearly show that the seller knew about the defects and misrepresented the quality of the work to you in some manner in the contract of sale. Not easy to prove...

Can you not speak to your insurers? They may pay out and then chase the developer.
It may also be worth speaking to your conveyancer and jsut getting their thoughts on it.

Your feels aren't the law. I can't see why the seller would be liable, it's for you (and your surveyor) to check out the condition of the property before you buy.
  • Thanks everyone for your advise and voiced opinion.
yksi - nothing was picked up during survey - everything was fine.
    ACG - I'll try thanks.

Do get some other quotes for the work though, £4,000 is a lot for a bathroom wall and floor.

Wouldn't most home insurance policies exclude latent defects?
