Also I’ve just found out that my seller has changed solicitors half way through our sale! Do I need to do anything or should I be worried?

What stage is your vendors purchase at? How many parties above in the chain? The chain will only complete at the speed of the slowest party. Paying more to your solicitor guarantees nothing.

The house we’re buying is empty as they have moved onto rented accommodation already and we have no chain. Last I heard before they told me about the change is that they were being sent fixture and fittings to fill in

I’ve just paid for searches, waiting for solicitor confirmation that they’ve actually been ordered. Been told the timescale for this area is 40 working days, so that’s 8 weeks eek. My solicitors use a private company rather than direct with the local authority but I’ve not idea if that will speed things up or not.
We paid for searches and it took our conveyancer 3 weeks to actually order them (even after the contract pack came from the vendors) so make sure you follow up if you haven't had confirmation soon
I’ve heard very little so far. I instructed them and then had to chase for over a week just to be emailed the start paperwork. Visited the solicitor office a week ago with signed forms, payment for searches and ID and not heard a thing since. I don’t even have a contact email, so far I’ve only dealt with the receptionist. I picked them based on good reviews but am assuming they’re just really busy currently but it’s difficult waiting and not knowing when my case will be looked at. I completed on my sale last month and had regular updates despite the current situation. Unfortunately that solicitor retired the week after I completed or I would’ve used her again.
