    Do you have the resources, & somewhere else to live, to do a complete gut job?
    Based on the state of the bathroom, it's likely the place will also need/want a new kitchen, & the electrics will need doing.
  • The kitchen is useable for now doesn't need anything immediate. The main benefits of this place are that it is in one of the nicest areas of town and is also larger than almost all 1 bed flats on currently.  Has a 900 year lease also. 
    Would be grateful if anyone was able to help me understand how much it might cost to get the bathroom to a useable standard? eg. box in the boiler somehow and put in new bath or shower/toilet/basin/tiling etc.

    Prices vary depending on area . For the bathroom , you'd be looking at around £6k you may want to buy the essentials , or you may want to let reputable builder do so which is less hassle .
    The best thing to do , would be get 3 quotes from reputable builders .  As I say, you may be able to get boiler put into kitchen , which would be the better solution . You should discuss this in your enquiries .

    Since you're not the OP, how do you know that this is the floor plan? :) Reverse image search to get this link?

    I can also confirm this is the floor plan I was looking at, but we are not at liberty to disclose our cunning methods...

    Correct Jenni_D :)  But it's nice to be a bit discreet in case the OP doesn't want to get beaten to it/gazumped by another buyer/developer on here.  Or something.
  • Whole thing seems far too much of a faff to me. I would be worried about it being deemed unsafe at some point and gas engineers refusing to fix it and just turning it off. 
    I would probably be looking at the cost to relocate it to the kitchen. However another option to consider is getting rid of it altogether and converting to all electric. Some big negatives in doing that but it is something worth considering, even if you then discount it.
