Outbuilding in Conservation Area

Hi all,

Having spent the last year working from home, I've decided I could really do with a home office to work in one or two days a week once we return to normal. Nothing fancy, likely to be a timber structure and no more than 15 sq m.

We are in a conservation area (not subject to Article 4 Direction) and also in the green belt but not in an AONB. I believe I have permitted development right for an outbuilding as long as it isn't in front of, or to the side of the main property. I have seen reference to a maximum size of 10 sq m online, but I believe that this is only applicable to AONBs etc. I've been using this site as a source: https://www.planningportal.co.uk/info/200130/common_projects/43/outbuildings

Would anyone who has done something similar be able to confirm my understanding? I know there are other rules around max heights etc. but I can work within those.

As long as you stick by those rules, then the outbuilding will be considered to be PD

Btw, the 10sq.m only applies to outbuildings positioned more than 20m from the house and in certain designated areas.

Thanks very much. It is going to be over 20m from the house, but good to hear Conservation Areas aren't one of the designated areas you mention!
