When you had your EICR completed what did the electrician say about the condition of the electric boiler/heater ?
Do you have gas at the property ?
Maybe now is a good time to consider a modern energy saving new heating and hot water system to keep your tenant happy.2 -

Any plumber can sort that out. It just needs a new immersion element. Quick, easy and cheap job - but not one for an electrician. They don't like getting wet.3 -
