Keeping costs down is all in the planning and design. Adjust the scale of it.Do not compromise on your builder. Don't pick the cheapest quote just because you have a budget. You need a design to fit the budget, not the builder.Everything that is supposed to be in heaven is already here on earth.

thank you thats a great idea I didn't think of that.
Do you have any recommendation on how to source a good builder, this is the part i find most challenging0 -
We always say via a personal recommendation.
If not, then I would use the Federation of Master Builders over the likes of anything like CheckaTrade.https://www.fmb.org.uk/find-a-builder.html
Builders are inspected and insurance details need to be provided every year. There's access to decent contracts, membership isn't cheap and most don't join because of the Find a Builder service (it isn't well advertised), they join because they want to be seen as quality.Everything that is supposed to be in heaven is already here on earth.

thanks a lot, i've been down my street and asked neighbours and they have given me recommendations which has been a really good experience. First hand too and I can see the handy work of the builders as well
