“Light” garage conversion

For quite a while, on and off, we’ve thought of making better use of our partially converted garage. Before our time, the front garage door was replaced with frosted windows and a fully opening French door. Behind that there is storage where we keep the freezer, the meters etc. The floor throughout is concrete. There’s a partition wall and door into the rear part of the garage which was used as an office. Got plenty of sockets, a nice window and glazed door to patio. I’ve used it as a craft room/playroom etc. but was thinking it would be an ideal therapy room as has separate entrance. We might sell and move so would hope it’d be a selling point. There’s a fire door between the rear part and our living room. Anyway, as much of the work has already been done, I’m guessing insulation for the floor and possibly the outside walls (it’s attached to the house). Boxing in meters, gas pipes (redundant) and general tarting up. I don't know where to start getting estimates. Builder/Handyman or whoever. The electrics are already there, no plumbing needed. Who should I get in to quote?

Round our way there's a number of builder who advertise themselves as specialists in "Garage Conversions" I'd suggest finding someone like that in your area, they'll know (or should do) what will be required to meet with Building Standards. They may or may not be interested in finishing off what someone else has started, but a chat with one could be useful. Obviously before committing to any work you'll need to check out their past work, reviews, local reputation etc1

And avoid anyone that says Building Regulations are not required. You don't need a 'specialist', that's pure marketing. Whilst you mention a therapy room do you have downstairs toilet facilities for client use? It might be worth installing complete shower room.utility as added bonus to family home.0

Sorry, I could have sworn I replied earlier but can’t see it. We do have downstairs facilities but clients would need to go through the lounge.
