FTB House needs a new roof

  • I withdrew from my sale and left the EA as well when the buyer suggested I do both my roof and replace all my ground floor floor boards just before Christmas.  I was selling cheap because the house needed renovation and knew the roof needed work, but expecting me to have both the roof and the floors done at the same time was outrageous.  
    Thanks for this! I’m very aware that I don’t want to ask so much of the vendor, just as they are a developer I thought they might be keen in order to make things simpler. But it seems like best thing is just decide what I’m willing to pay then fix what needs fixing after!

    But no one's questioned your initial statement:
    The only issue is the roof looks like it's going to need replacing.
    'looks like'? How urgent? 'Replacing' immediately or within a few years? Based on what? Your visual inspection showed.... old tiles? Missing? how many? Etc
    Does it actually leak? Is the attic wet? Attic timbers? Felt?
    There's a bif difference between a roof that's not water-tight, in mutiple places for multiple reasons and a roof that looks old, covered in moss, with some missing /broken tiles/slates, perhaps contrasted with next door's which has been recently replaced.

  • My advice to you as a FTB is to find a house that wont let you down and that you will be comfortable in for a few years. Statistically FTB stay in their first house for 3-4 years, so think about your return on investment.

    First time buyer, using all savings for deposit and want to buy a house which needs new roof? Sounds like you will be buying into something way over your head. You don’t need that stress believe you me. Just find another house and enjoy your move. 
    Initial mortgage bal £487.5k, current £258k, target £243,750(halfway!)

    The problem is in this situation.
    Buying a house for £200K with 10K deposit. New roof needed so negotiate 6K off the price.
    Now buying for £194K and needing a deposit of £9.4K
    Yes you have got the house price reduced buy you have only got £600 towards the roof repairs and you are still £5400 short. Unless of course you are buying with a bigger deposit. Also as has been mention it may not be mortgageable.
    For a first time buyer reducing the price does not magic up the money to do repairs.
