How much per month does it cost to run a small 1 bed flat in Edinburgh?
Council tax, internet, water, gas, electricity... Insurance?? Anything else?
How much will these bills amount to on average?

Comments

  • Water is included in the council tax, look on Edinburgh council website to see the prices.

Internet depends on provider. £20+ a month.

Gas and electric could be £40 a month, it could be a lot more. A depends on the property, how much you've switched on and for how long.

    Insurance varies based on risk.
Mortgage started 2020, aiming to clear 31/12/2029.

Does the epc rating have anything to do with cost?
Is there anything I need to look out for in the home report to see the electricity costs?

In theory, the better your EPC rating the lower your heating bills will be. But in reality it depends on how much you use the heating. Some people like to have the heating on a lot no matter how well insulated a property is, and some people are tight and would rather sit there in the cold in a big jumper rather than put the heating on.
  • The EPC only gives rough costs and says where further savings could be made and what it may cost to do it.

The HR should say what council tax banding the flat is, so check Edinburgh council, council tax page and that will say what the cost is for CT and water.

Is it a new flat? Tenement? Older new build? Ex-council one? If you check the HR it will say and better utility cost estimate can be given.

The utilities were what I paid in an older new build and a 70's concrete ex-council flat, both were 2 beds and in Edinburgh.

You can do a search to see what internet providers are on the road you're looking at.

My insurance for building and contents is just under £230 a year, 2 bed, tenement, but I'm not in Edinburgh.
