I got gazumped but is sale back on?

    Highly possible. One thing to offer on the spur of the moment. Another to actually come good.

    You offered on property, the offer was accepted, but an hour later told they had then accepted someone else's offer.

    If that sale falls through, your offer gets accepted again, would you feel comfortable going through the purchase knowing what the seller did before?
    This is key for me, what i think @MovingForwards is saying is would you trust the seller? Whats to say they re-accept your offer and a cash buyer comes along and they accept their offer. When we sold our house recently we accepted the higher offer (albeit £500 difference) the next day the other party offered £2k over asking but we didn't want to play games and stuck with the our original buyer. Some people don't offer that luxury (although i think once an offer is accepted that should be it). Good luck whatever you decide.

    Ahh I see. I wouldn’t trust them no, but the property has been taken off the market which would hopefully mean there would only be me in the running.

    Absolutely! I had an offer accepted that was under asking price until the other buyer stepped in. If they come back to me I’ll be going back to my original offer

    say an offer is back on the table, but lower, take it or leave, while viewing properties with the same agent. You reap what you sow

    100% agree with the sentiment of the last few posts. When they come crawling back say you’re still interested but only at an offer a couple of grand lower than your previous offer that was accepted. 

    If they decline then move on to something else.
