Cutting Tenancy Short

I have been living in a rented house for 18 months so far.
I originally signed a 12 month contract, when that expired I was sent another letter asking if I wanted to continue living in the property for a further 12 months with a 6 month break clause. There was also a rent increase involved.
I signed the piece of paper and ticked the box that stated I didn’t want to move out and to arrange a new contract for a further 12 months.
There were a lot of problems with the house and I made it clear that I would not sign a further contract until these problems were rectified. I had several letters from the letting agents insisting that I signed the new contract and returned it as soon as possible. They still haven’t fixed our garage which broke over a year ago, so as I stated in my phone correspondence to them I’m still refusing to sign the new contract.
Now after being sick to the back teeth of things not being done, it’s actually given me a push to source a mortgage and go for a house. I have now got a mortgage in principle and found a house I like and in the process of negotiating a price with the vender.
In the original contract it stated that I must give 2 months prior notice if I wanted to exercise the break clause, which would come into force at the end of this month (so I should have told them by the end of October if I wanted to move out).
Does anyone know where I legally stand with this? Will I be forced to pay rent until the end of our contract in June, or because I didn’t sign the new contract can I give a shorter notice period?
Also what are my chances of getting my deposit back?

    If you didn't sign the new contract, the old one has become a periodic tenancy.

    You only need to give one month's notice to end the day before your rent day.

    Have you been paying the rent increase?

    Give your notice in writing, not over the phone.

    Yes I have been paying the increased amount, I didn’t for the first month, but then the letting agents threatened me with penalty fees if I didn’t amend my direct debt.
    Many thanks, if that is the case it will be much easier than I thought. Does anyone know where I stand with regards to my deposit?
